Six Questions Your Fairfield Franchise Financial Model Must Answer

We developed this model using our own research into hospitality unit economics and franchise disclosure document analysis. Key assumptions like the $17.8 million year-one revenue and the 5.5% royalty fee are pre-populated with researched data specific to the Fairfield Franchise franchise unit and are fully editable. This tool helps you move from guessing to knowing your potential EBITDA (earnings before interest, taxes, depreciation, and amortization).

When will the unit turn a profit?

The model shows the unit hitting its break-even date in March 2026, just three months after launch. By year one, you are looking at an EBITDA of $11.4 million after accounting for the 8% total franchise fee burden and $45,000 monthly rent.

Profitability Levers

  • Optimize corporate contracts
  • Control linen costs
  • Maximize workspace fees
[dynamic_pic9]

How much capital is required?

You need a significant capital stack to cover the $12 million in leasehold improvements and $2.5 million for furniture and fixtures. The total initial investment also includes a $75,000 franchise fee and $800,000 in pre-opening expenses to ensure a smooth ramp-up.

Major Capital Uses

  • Leaseholds: $12,000,000
  • Furniture: $2,500,000
  • IT Systems: $1,200,000
  • Pre-opening: $800,000
[dynamic_pic10]

What is the expected return?

Using this franchise ROI calculator, you can see an Internal Rate of Return (IRR) of 6.67% and a Return on Equity (ROE) of 66.32%. The payback period is estimated at 3 years, which is quite fast for a heavy-asset hospitality play of this scale.

Investor Metrics

  • 6.67% IRR
  • 3-year payback
  • 66.32% ROE
[dynamic_pic11]

What is the break-even point?

You reach break-even in month 3, requiring enough revenue to cover $45,000 in monthly rent and a $110,000 annual GM salary. Revenue per available room forecasting is the key driver here, as room bookings are projected at $9.5 million in the first year.

Speed to Break-even

  • Front-load corporate contracts
  • Monitor channel commissions
  • Tighten utility usage
[dynamic_pic12]

What is the cash runway?

The lowest cash point hits in September 2026 at negative $7.8 million, reflecting the heavy CAPEX phase. You defintely need a robust financing plan or cash reserve to bridge the gap between construction spend and stabilized room revenue during the first year.

Cash Flow Actions

  • Phase furniture delivery
  • Negotiate rent abatement
  • Delay non-essential IT
[dynamic_pic13]

How do scenarios affect outcomes?

Moving to a High scenario can significantly boost your year-5 revenue from the base $31.4 million. While fixed costs like the $8,000 monthly property tax stay steady, higher occupancy improves your year-1 margin by spreading labor costs across more available rooms.

Improving High-Case Odds

  • Local marketing execution
  • High guest retention
  • Staff productivity
  • Upsell market sales

Sour moist meat
Flavor Name: Traditional, Size: 4 Ounce (Pack of 1)
I had a hankering for jerky and found biltong instead. I didn’t know what made it different, but I was willing to try. I was very surprised how moist it was!! It’s better than the jerky here. If I wanted to gnaw on leather then I’d get my belt instead of paying money for dried meat. I liked that it didn’t have sugar. However , the flavor was confusing. It was mostly sour, like too much vinegar. Other reviewers mentioned that too and I must agree. I’m not sure how it’s suppose to taste but this experience makes me hesitate buying any more.

Rancid, Nasty, biltong shavings
Flavor Name: Traditional, Size: 4 Ounce (Pack of 1), Flavor Name: Traditional, Size: 4 Ounce (Pack of 1)
This Ayoba Biltong has an OK flavour, but the black pepper is excessive. About 20% of the shavings are rancid, which means that every 5 shaving pinch you put in your mouth is practically guaranteed to have a rancid flake. The rancid flakes are bitter. acrid and foul, and this nastiness completely overpowers the biltong flavour, even the excess black pepper taste. I believe the rancidness comes from the white bits of fat attached to the meat, but who wants to sort and clean these biltong bits? DO NOT BUY!!!! FYI - I grew up in Swaziland and Botswana, and ate pounds and pounds of biltong. I even made Biltong while deep in the Okavango Delta.

Excellent flavor and texture to this jerky with no sugar makes it my new favorite
Flavor Name: Traditional, Size: 4 Ounce (Pack of 1)
I have recently adopted a low carb, high protein diet combined with weight training, so I'm always looking for new sources of protein. I use protein powder as little as possible, and eat more from natural sources. I have a brand of beef jerky I really like, but traditional beef jerkies have a lot of sugar (10g protein to 6g of sugar). Biltong, however, has more protein per oz (16g) and 0g of carbs or sugar. Simple ingredients, and nothing funky. So a big win on the nutrition front. That is great, but what won me over was the flavor. It has a nice hearty flavor, and has a little wetness to it that makes the texture nice to chew. I have tried another brand of biltong, but I found it too dry for my taste (kinda of like chewing on plastic). So another win on flavor and texture. Pricing is okay. Good beef jerky is not cheap, so you get what you pay for. I would like to buy in bulk, so bigger packages with better discounts would be a good offer I would jump on immediately.
