Six Questions Your La Quinta Inn Franchise Financial Model Must Answer

We built this franchise unit financial model using our own research on mid-scale hotel performance. Key assumptions like the $59,950 franchise fee and the 9% total brand fees are pre-populated with researched data but remain fully editable. Based on the data, the unit hits monthly breakeven in April 2026, just 4 months after launch, though full payback on the heavy $5.4M+ initial investment takes longer than five years.

Profitability Timeline

The unit becomes profitable on a monthly basis in April 2026. Here's the quick math: by year two, EBITDA reaches $1,304,000 after accounting for the 4.5% royalty and 4.5% marketing fund contributions. This is defintely a high-volume model where margin depends on keeping continental breakfast costs near 2.1%.

Boosting Margins

  • Optimize housekeeping labor schedules
  • Increase corporate contract volume
  • Reduce breakfast waste
[dynamic_pic9]

Capital Allocation and Sources

You will need significant capital to launch this unit in the US, with a total initial investment exceeding $5.4 million. This includes the $59,950 franchise fee and $3,000,000 for leasehold improvements, plus a cash buffer to handle the $3,711,000 minimum cash requirement during the ramp-up phase.

Primary Uses

  • Leasehold Improvements: $3,000,000
  • FF&E: $1,000,000
  • Guest Room Furnishings: $500,000
  • IT and Check-in Tech: $250,000
[dynamic_pic10]

Investment Returns and Payback

This is a long-term infrastructure play with an Internal Rate of Return (IRR) of 1.7% and a Return on Equity (ROE) of 5.36%. While the cash flow is strong by year 5 at $3,520,000 EBITDA, the high initial entry cost means you won't see full payback within the first five years of operation.

Investor Metrics

  • Internal Rate of Return: 1.7%
  • Return on Equity: 5.36%
  • Payback Period: 5+ Years
[dynamic_pic11]

Operating Break-Even Analysis

The unit reaches its break-even point in April 2026, roughly 4 months after opening. To stay above water, you must manage the $45,000 monthly rent and $15,000 utility burden, as occupancy and average daily rate are the primary drivers for covering these fixed costs.

Break-Even Levers

  • Increase ADR via guest packages
  • Control reservation commission costs
  • Maintain high occupancy rates
[dynamic_pic12]

Cash Flow and Runway

Your lowest cash point hits in October 2026 at negative $3,711,000, meaning you need robust financing before the unit stabilizes. What this estimate hides is the timing gap between the $1,000,000 FF&E spend and the ramp-up of corporate contract revenue.

Cash Protection

  • Phase FF&E deliveries
  • Negotiate rent abatement
  • Delay non-essential maintenance
[dynamic_pic13]

Scenario Sensitivity Planning

Small shifts in room rates or occupancy can swing the year-1 $783,000 EBITDA significantly. A high-performance scenario focuses on hitting the $4,050,000 room rental target by year 5, which drastically improves the 1.7% IRR and helps the unit reach peak cash sooner.

Hitting High Case

  • Secure local corporate contracts
  • Maximize pet-friendly marketing
  • Drive direct website bookings

Fantastic upgrade from my original stand. Base is a little bulky, but stand is versatile and sturdy.
Size: Single, Style: Free-Standing, Size: Single, Style: Free-Standing
Amazing value for this stand. I needed a stand with more degrees of freedom than the original one that came with my monitor, and this stand (which was inexpensive relative to the cost of the monitor) was a great purchase. The base of the stand is a little bulky/high, and the soft material on the bottom of it can rub off very easily if you let the stand catch the back edge of your desk. Otherwise though, the stand is extremely easy to install, and it provides far more degrees of freedom for rotation and translation than the original stand for my monitor. Now my monitor is sitting at a comfortable viewing angle closer to my desk tilted slightly upwards toward me. Just keep in mind that you have to tighten down the height and tilt adjustments (the things that would be affected by gravity). So, if you want to adjust those frequently, this stand might not be a great fit for you. That said, it does provide a hidden but easy-to-access spot to store the keys needed to loosen it up to make those adjustments. So, if you need to make those adjustments, you'll always have quick access to the necessary tools. Highly recommended for its price in particular.

A Solid Monitor Stand
Size: Single, Style: Free-Standing
This is an extremely sturdy monitor stand. Easily assembled in less than 20 minutes. Instructions were simple. The hex tools came with the stand, but you just need a Nr 2 Phillips Screwdriver for the bolts mounting the VESA plate to the monitor. Take note that this stand has a heavy base to hold larger/heavier monitors up to 22 lbs, but does not take a lot of space. I chose this variant so that it could handle my heavy 24-inch Planar monitor. The included cable management clip was a nice touch. Rotation and tilt feature moves easily and has decent range. I'm very happy with my purchase and it was available for overnight shipment in my region.

WALI Dual Monitor Stand: A Solid, Space-Saving Base Camp
Size: Dual, Style: Free-Standing
WALI Dual Monitor Stand: A Solid, Space-Saving Base Camp I needed to reclaim some real estate on my crowded desk, and this WALI freestanding mount did the trick. It's a straightforward, no-frills solution that holds my two 24-inch monitors securely and opens up a ton of space underneath. Assembly is intuitive, though having a second pair of hands is helpful when you're attaching the monitors to avoid any tipping. The all-metal construction feels sturdy and reliable. The adjustments are basic but effective—you can raise or lower both monitors together on the central pole and tilt or swivel them individually to get the angles just right. The included cable management clips are a nice touch for keeping things tidy. The key thing to understand with any freestanding mount is balance. If you extend the arms all the way out toward you, the whole unit can get top-heavy and want to tip forward. I keep my monitors positioned more centered over the heavy base, and it's perfectly stable. It's not meant for dramatic, extended poses. For the price, it's fantastic value. It doesn't have the infinite, fluid adjustability of high-end gas-spring arms, but it doesn't need to. It lifts your monitors, frees up your desk, and does its job without any fuss. Bottom Line: An excellent, budget-friendly way to lift two monitors and dramatically increase your usable desk space. Just be mindful of the center of gravity and don't expect ultra-flexible, independent positioning.

Easily supports a pair of 26" displays
Size: Dual, Style: Free-Standing
I have no complaints with this stand. It is not as nice as the Inland brand sold at MicroCenter, but it does its job. It beats the price of the MicroCenter one, thats for sure. It comes with all the hardware you might need, even long screws and bushings if you have a display that needs them. Assembly was quick. It comes mostly assembled anyway. You have to put the bottom on the post then attach the assembled arms to the post. Setting up can be a challenge but with help, its easy. After mounting the bracket on the back of the displays, you just slide them into the receiver on the arms. Once mounted, adjusting the position is simple, but can take a while as there are several joints which can be positioned to angle the displays as you like. The cord clips do an OK job of cord management, but the clips are not as good as the Inland ones. They do the job, but not as durable. I broke the one that goes on the post, but I tried getting it to hold a wad of wire. My fault. I recommend this stand.
