Six Questions Your HomeVestors Franchise Business Plan Must Answer

We developed this franchise unit business plan in Microsoft Word using our own independent research into the property investment industry. All six chapters are pre-populated with data specific to opening and operating a real estate investment franchise focused on acquiring and reselling distressed properties. Our model shows how a unit can target Year 1 revenue of $630,000 by focusing on property resale and assignment fees, and the entire document is fully editable to match your local market and financial needs.

Executive Summary: What is the core business model and its profit potential?

The franchise creates a profitable business by leveraging a national brand and a proven 'cash-buyer' system to acquire undervalued residential properties. It adds value through renovation or by wholesaling contracts to other investors, generating strong returns from property resale, assignment fees, and equity gains.

The Core Business Case

  • Targets Year 1 revenue of $630,000, growing to over $1.5M by Year 5.
  • A proven model for distressed property investment and real estate wholesaling.
  • Designed to reach breakeven within the first month of operations.
[dynamic_pic9]

Products & Services: How does the franchise unit generate revenue?

The unit's revenue comes from three primary activities central to the house flipping business model. The main drivers are profits from reselling renovated properties, fees earned from assigning purchase contracts to other investors, and the high-margin equity gains captured from acquiring properties below market value.

Key Revenue Streams

  • Property Resale: The largest income source, projected at $250,000 in the first year.
  • Assignment Fees: Generates cash flow from real estate wholesaling activities.
  • Equity Gains: Capitalizes on acquiring distressed assets in transitioning neighborhoods.
[dynamic_pic10]

Market Analysis: Who are the customers and what is the local opportunity?

The target customers are distressed homeowners who need a fast, reliable property sale and real estate investors looking for renovated inventory. The opportunity lies in using a data-driven approach to identify these motivated sellers and properties in high-demand local submarkets before they are publicly listed.

Local Market Focus

  • Customer Segments: Distressed homeowners, 'property fatigued' sellers, and investor buyers.
  • Strategy: Focus on specific ZIP codes with aging housing stock and rising demand.
  • Differentiator: A trusted, nationally branded alternative to smaller, independent flippers.
[dynamic_pic11]

Marketing & Sales Plan: How will the unit find and acquire properties?

The unit will drive real estate lead generation by combining the franchisor's brand recognition with aggressive local marketing. A mix of targeted direct mail, geo-fenced digital advertising, and a strategic referral network of local attorneys will create a consistent pipeline of qualified, off-market property leads.

Customer Acquisition Strategy

  • Multi-Channel Marketing: A blend of proven offline and online tactics to reach motivated sellers.
  • Brand Power: Leverages a well-known brand to build instant trust with homeowners.
  • Referral Network: Establishes partnerships with legal professionals for a steady stream of leads.
[dynamic_pic12]

Management & Organization: Who runs the unit and what is the staffing plan?

The franchise will be owner-operated and supported by a lean, effective team designed for efficient deal flow. The initial staffing plan includes 4.5 full-time equivalent (FTE) employees, including a dedicated Acquisitions Manager, a Marketing Specialist, and a Transaction Coordinator to manage operations from lead to closing.

The Operating Team

  • Key Roles: An Acquisitions Manager ($80,000 salary) to source and negotiate deals.
  • Lean Staffing: Starts with 4.5 FTEs and scales with deal volume and revenue growth.
  • Defined Structure: Ensures clear responsibilities for marketing, acquisition, and administration.
[dynamic_pic13]

Financial Plan & Metrics: What is the required investment and projected return?

The total startup funding required includes an $85,000 franchise fee, with a minimum cash requirement of $1,018,000 to cover property acquisitions and operating capital. The financial model projects a 3-year payback period, driven by Year 1 EBITDA of $166,000 on $630,000 in revenue.

Key Financial Metrics

  • Startup Investment: Covers the franchise fee, office improvements, and initial marketing campaigns.
  • Projected Performance: Forecasts a 3-year payback and a 6.75% Internal Rate of Return (IRR).
  • Strong Profitability: EBITDA is projected to grow from $166,000 in Year 1 to $769,000 in Year 5.

A familiar story, just with…..less.
Format: Kindle
So, as other reviewers make clear, this is very similar to Pack Darling and The Beta. It’s much closer aligned with The Beta, in plot and maybe more like Pack Darling with characters. That being said, I don’t hate this…..but it wasn’t great either. It’s both books mentioned but just….less. Less angst, less emotion, less feeling. The plot feels very half fleshed out, and the “bad guy” feels underwhelming. I didn’t really feel any real emotions from and of the male leads, except maybe Oliver. The others fell sorta flat for me. And Mika makes herself out to be this big bad ass straight outta training and then we never see it from here again with the one fitting room incident as the exception. SPOILER: The whole, “Oh, I’m actually probably an Omega, but I don’t wanna be but I do actually wanna be but no one can ever know my secret that I do nothing to hide “ thing fell so flat. She never commutes to believing she was secretly an omega, but also mentions her “secret” a lot. It just felt so manufactured. I’m intrigued enough to read part 2 and see how the author closes everything out, but this is not one I’ll recommend or ever come back to.

Fun with a late blooming omega
Format: Kindle
I like this book. The story is fun, cute, and sexy. There's just a little drama, some excellent, steamy scenes, and a fairly good relationship building storyline. I especially like how all the main characters are a bit older than the usual 20 somethings I tend to see in this kind of book. Having said that, I wish there were more descriptions of the places, as well as the food in the fancy restaurant. I enjoyed the cocktails at the club, so I missed that kind of detail when Gray took Madison on a dinner date. I also wish there had been more interaction between Lucas and Madison, and Lucas and Rian. It felt a bit lopsided, with a focus on Rian, Madison, and Gray. I wish it had been proofread - there are a lot of typos, but nothing too distracting.

Madison Deserved Better
Format: Kindle
Madison was a beta...except she wasn't any longer. She was a late presenting Omega. And she was struggling. She was tall and thin, not tiny and curvy. She was opinionated. She was everything an Omega was not. After suffering through her first heat, her friends took her to Ardor, a club where Omegas came to safely find Alphas. She's not expecting much but then she connects with a sexy beta. And when she meets his Alphas, they set her body on fire. Maybe, she's found her no-strings-attached heat pack. Maybe, she's found something more. I could not connect with the characters in this book, so their story never resonated with me. And there was no love story; there was sex. Grey made it clear from the beginning that he had a true love and it was his beta boy, Rian. He went so far as to reassure Rian “Say the word, I’ll never touch her again. Lucas can put the babies in her. I only need you, beta boy”. So, Madison was there for babies, no emotions needed. Nice. No, thank you. I want the Omega to be the center of their world, not an incubator. Lucas and Rian weren't any better. After her heat, they let her leave. Not one of them made her feel valued. No one gave her a reason to stay or even offered a cuddle. And the sex didn't even come across as mind-blowing. Madison deserved better.
